- For a building, we need the management contact — most want a certificate of insurance filed in advance.
- For a gated community, arrange the gate authorisation. A vehicle turned away wastes the morning.
- For an estate, have the documented authority to hand before we arrive.
- Allow time for the inventory. It is the part that protects you and the part people rush.

Common questions
- How long is the drive from Aventura?
- 30–50 min each way, via I-95 south, before season traffic. We quote the honest figure rather than the optimistic one, because the schedule for the day depends on it.
- How far ahead should we book?
- A week is comfortable for most collections. May and October fill up across the whole of South Florida, and a building with a bookable loading dock will usually need more notice than a house.
- Does the property travel with anyone else's?
- No. Your load is not consolidated with another client's, and there are no other collections on the same run.
- Can we follow the vehicle?
- Yes. Clients regularly drive down behind us and watch the property go into the vault. Nobody has ever been told no.
- Do you charge by distance?
- Distance is part of it, along with the size of the load and how long the collection itself takes. You get a figure before the day, not after.

Miami Beach & Surfside
Causeway-dependent and, from Surfside north, largely mid-rise condominium. Since 2021 the building-access rules here have tightened considerably, and management offices are noticeably more careful about who is allowed a service lift — expect to be asked for documentation that a house never requires.

Twenty minutes from the vault, and largely older beachfront condominium with a long-settled population. A high share of our estate collections come from these two cities, because the buildings are full of apartments owned by the same family for thirty years.

The vault is here, on the Galt Ocean Mile, so a Fort Lauderdale collection has the shortest possible chain of custody — one vehicle, one drive, no interim stop. For Las Olas and the Isles, the drawbridge schedule is a genuine factor and we plan around it.
